New-Construction Pools in Horizon West
Horizon West is Orange County's growth engine - Summerport, Lake Butler, and the villages rising around them are adding families faster than anywhere in Central Florida. The homes are new, the yards are graded flat, and the lots are often zero-lot-line or modest in size. That combination actually makes pool construction straightforward: clean access, no old septic fields to dodge, no heritage oaks to work around, and soil that has already been compacted and graded by the builder.
The catch with new construction is timing. If your home is less than a year or two old, the backfill around the foundation is still settling. We plan pool placement and decking with that in mind so you do not get differential settling between the pool deck and the house slab. Building the pool while the yard is still a blank slate is the cheapest time to do it - no landscaping to tear out and replace.

Nearly every Horizon West community has an HOA with an architectural review board, and pool plans need approval before a shovel hits the ground. Rules typically cover fence styles, screen enclosure colors and profiles, equipment screening, and setbacks from property lines. Summerport, Lakeside Village, and the other villages each have their own design guidelines, and we have worked with most of them.
We handle the HOA submittal as part of the project: engineered drawings, setback compliance, and a complete application package. A clean first submittal usually moves through review in a few weeks; an incomplete one can sit for months. Because these are newer communities, the review boards are active and detail-oriented - which is fine when the paperwork is right.
Pool Types for Newer Lots
Fiberglass pools are a natural fit for Horizon West's graded lots. The pre-made shell sets fast by crane, the smooth gelcoat surface resists algae, and the clean geometric shapes suit the modern farmhouse and coastal elevations builders are putting up. Where side-yard access allows a crane, fiberglass gets you swimming fastest.
Gunite pools give full design freedom for families who want a freeform shape, a beach entry for toddlers, or a raised spa with a spillway. On zero-lot-line homes, compact plunge and cocktail pools in the 10-by-20-foot range deliver the full experience without swallowing the yard. Either way, we recommend a saltwater system for the long swim season and a variable-speed pump to keep electric bills down - with air conditioning already working hard, pool equipment should sip power, not gulp it.
Building for Florida Weather From Day One
Horizon West gets the full Central Florida weather package: brutal sun eleven months a year, 4 p.m. thunderstorms May through September, and spring oak pollen that films every surface yellow-green. We build for all of it. Light-colored travertine or pale pavers keep decks walkable on 95-degree afternoons. Deck drainage is sized for the inch-of-rain-in-twenty-minutes downpours so stormwater runs away from the pool, not into it.
Screen enclosures are the classic Florida answer and they are standard in most Horizon West villages: they keep out leaves and insects, block a meaningful amount of UV so the water stays cooler, and satisfy the state safety barrier requirement. Every inground pool also needs a building permit from Orange County, and we handle the permit drawings and submittal as part of the project.
